Product direction
Follow an old recorded instrument forward to every current descendant tract - or backward from a current deed - with every branch preserved and every step tied to reviewed courthouse evidence.
TRACER stores recorded ownership events and tract branches rather than a flat deed list: a partial conveyance splits into each conveyed subtract and the retained remainder, and every descendant stays open until it reaches a reviewed current endpoint. Research runs against real courthouse sources under strict evidence discipline - candidate page readings must pass a deterministic continuation gate and an independent title review before anything advances the chain, and a true ambiguity stops for the surveyor instead of being guessed away. Results open as a navigable chain-of-title view with the cited source page beside every link, and reviewed material can be sent to AutoCAD as verified transfers, with support for AutoCAD 2000-era hosts in development.
Designed capabilities
- Branch-preserving chain graph: subtracts, remainders, and unresolved branches stay visible instead of flattening into a list
- Independent review passes plus a deterministic continuation gate before any reading advances the chain
- Confirmed reference corrections shown as links beside the printed reference - never silently rewritten
- In-app source page viewing with the cited region outlined, page ranges, and surveyor-added pages
- Bounded courthouse automation that never stores credentials, never bypasses access controls, and never completes a purchase
- Verified sends to AutoCAD, with drawing-side corrections returning as identified surveyor readings
TRACER organizes evidence and research options. It does not make a legal title determination.
