Draw an ownership-text frame that looks like your work, then let LABEL fit and maintain it around each label.

Text Border Designer gives the surveyor a native AutoCAD design area instead of limiting ownership labels to a fixed box. Start from a blank guide or alter supplied examples with ordinary CAD geometry, save the result as a reusable style, and use it with LABEL ONE and LABEL ADJOINERS. LABEL makes the fitted frame annotative, sizes it to the actual ownership text, and keeps its direct relationship to that text.

Detailed capabilities

• Creates a native AutoCAD workbench at the current annotation scale with non-plotting text-safe guides and sample ownership, tax, and deed wording.
• Starts with blank, plain, double-line solid-filled, and rounded examples that the surveyor can copy, redraw, or alter with ordinary AutoCAD tools.
• Captures supported lines, polylines with widths or curved segments, arcs, circles, hatches, wipeouts, and uniformly scaled blocks while excluding the sample text and non-plotting guide.
• Saves each named design as reusable native DWG geometry with the fitting information LABEL needs; the source drawing geometry remains available to the surveyor.
• Makes the selected custom frame available in Label Settings for LABEL ONE and LABEL ADJOINERS.
• Measures the placed ownership MText and builds a unique frame from its actual width and height plus the surveyor's horizontal and vertical paper-space padding.
• Keeps the frame annotative with its linked ownership text and refits model-space frames from the active annotation scale so paper-space widths, corner treatment, and offsets remain proportional.
• Uses edge-stretch fitting for supported frame geometry: the sides and top or bottom move to the text bounds while line widths, corner radii, and border offsets retain their designed appearance.
• Allows the design to include a rectangular wipeout behind the text as its background mask and preserves that geometry in the fitted frame.
• Links each placed frame directly to its ownership MText. After that exact text is moved, rotated, restyled, or edited, the frame re-centers, follows its rotation and layer, and refits to the changed text.
• Keeps removal under surveyor control: deleting only the frame leaves the ownership text intact, while deleting the linked ownership text also removes its private frame.

How the surveyor uses it

1. Open the Text Border Workbench at an empty area of the drawing.
2. Start from the blank text-safe guide, copy one of the supplied examples, or draw the frame you want with supported AutoCAD geometry; include a wipeout when the style should mask objects behind the ownership text.
3. Select the guide and the frame objects, name the reusable style, and save it.
4. Choose My custom border and the desired padding in LABEL Settings.
5. Place ownership text with LABEL ONE or LABEL ADJOINERS; LABEL creates the annotative fitted frame and links it to that exact MText.
6. Move or edit the ownership text normally. Its linked frame catches up after the command, or delete only the frame when that label no longer needs one.
